Property developer

The property developer manages all types of projects arising from a property need on behalf of users or public/private investors.

As the project manager, expert at adding value to real estate assets, he/she is present at all stages of the real estate project:

  • development (identification of a landowner or need and transformation into a real estate project in the framework of a mutual agreement or a response to a call for tender) ;
  • definition of a product in relation to the market ;
  • effective technical solutions ;
  • legal, administrative and financial optimisation;
  • turnkey solutions.

Veritable “maestro” of the real estate project, the Developer coordinates and steers the team made up of internal experts (legal, finance, company etc.) and external (design offices, architects, contractor etc.).

Design

The design department is responsible for the upstream technical supervision of a property project. Its main mission is to assist and advise project teams on construction operations.

It is involved in the different design phases of projects, from the drawing board (Overall View of the Building, Volumetry, Facade), to the costing of the project, to finalising the summary preliminary project, the final preliminary project and the contract file, and obtaining authorisation to begin building work.

From programming to tenders, it coordinates and manages (with the property developer in charge of the operations) the different partners of the project: architect, construction firm, execution contractor, design office, urban planners, economists etc.

Execution

The Execution Manager`s main mission is to monitor the execution of an construction operation in accordance with the pre-defined contractual commitments of the company defined in the client`s specifications.

In close collaboration with the property developer responsible for the project, he intervenes after the legal documents and tender have been signed.

He participates in all phases of the execution of works as the Executing Contractor (CCTP [special technical specifications] consultation and plans, awarding of building contracts, administration, supervision and reception of works).

His mission finishes when the product is delivered to the buyer.

Chief Financial Officer

The chief financial officer is in charge of the financial management of the company. He monitors and steers the economic performance of the company.

Within the framework of his missions, he supports the chargé d’affaire throughout the different phases of operations:

  • supervision and anticipation of the company`s commitments in the commercial and setting up phase;
  • advice: financial, insurance, tax, accounting when setting up the operation;
  • supervision of the smooth running of the operation during the construction phase: financial performance, respecting the company`s commitments;
  • ...

To ensure that these tasks are carried out effectively, the management controller implements and uses planning tools and in-house performance indicators.

Internships

Every year, SODEARIF takes on 4 to 8 interns at the end of their studies for a minimum of 4 to 6 months.

By getting candidates involved in real operational situations, the interns can be tested tested before being employed. In 2007, 85 % joined SODEARIF at the end of their internship.

Generally, the intern assists an experienced Property Developer in his/her missions. The intern participates (according to the level of progress of the property project) in the different phases of the real estate project: design, technical studies, administrative formalities, monitoring the execution of the project.
