Multi-products
SODEARIF specialises in the development of “multi-product” operations, i.e. developing a range of buildings with different purposes on the same site:housing (social, intermediary or assisted home purchase scheme), shops (boutiques or supermarkets), business premises (offices, hotels, and company headquarters), public amenities (schools, crèches, markets etc.) or even specialised residences (serviced residences, retirement homes, halls of residence).
This expertise was developed to respond to the needs of communities wishing to breath life back into neighbourhoods, reclaim land such as industrial waste land or give neglected neighbourhoods a centre.
To carry out these operations, SODEARIF is the overall operator whether it intervenes via a Plan d’Aménagement d’Ensemble (joint regeneration project) as in Saint-Ouen or via several planning permission dossiers, with division into lots (as in Clamart or Paris Porte des Poissonniers).
SODEARIF strives to work in close collaboration with the authority and the different stakeholders. It draws up an overall programme or specifies the programme drawn up by the authorities by integrating the following aspects: internal coherence and complementary nature of the construction programme, relations vis-a-vis the social fabric and urban environment, traffic considerations (pedestrians, vehicles, deliveries, public transport), sharing certain facilities (public or private car parks, transformers, sub-stations, waste disposal areas etc.), overall financial balance, organisation of the building site phase and possible separations.
The Director of the SODEARIF project, responsible for the operation, remains the single point of contact for the authorities until complete delivery of the programme of works. This privileged relationship allows SODEARIF to guarantee the stated financial, quality and performance commitments as well as the delivery deadlines of programmes expected by the authorities and the different investors.
